Recently, John listed a home on Amanda Court. The listing went up on a Wednesday and the home was SOLD on the following Monday. Why might this home sell so fast when others can sit on the market for weeks or months? So I sat down with John to discuss what stood out about this home.

John explains, “This was a good home to begin with, I was comfortable it would do well. April, my home stager, came in and did a little, it didn’t need a lot, but what April does will take a home to the next level and ensure success.”

If your home looks good to begin with, like Amanda Court did, why would anyone need a Home Stager?

“You’re selling a home in a competitive market. You want your home to stand out. Which is why it is so important to be professional staged and photographed.”

When John looked online at the statistics of how many people were looking at the pictures and virtual tours, this home stood out. “It was my highest one yet, in six days it had 75 people look at it. A good number would be 15 to 25, you would be happy with those numbers.”

This home received excellent exposure because it was staged property, photographed beautifully and it was priced right. The proof is: it sold in less than a week.

“When Real Estate is done right, you can get good results.”

Definition For The Week: Completion Date

This is the date that the transaction is scheduled to be completed and unless stated otherwise, elsewhere in the Agreement, the property is to be vacant. This date is not to be on the weekend or statutory holiday.

Example.

This Agreement shall be completed by no later than 6:00 p.m. On the _______ day of ______ 20__. Upon completion, vacation possession of the property shall be given to the Buyer unless otherwise provided for in this Agreement.
