It’s been a few weeks since we last brought you a market update. Just as the schedule of a Realtor is unpredictable, so is our current Barrie Real Estate Market! There continues to be a week by week shift in how we conduct our business and I’m actually happy to see where things stand right now. 
Sellers are not seeing as many bidding wars as there were a few months ago, and we are needing to price homes at a fair market value. I am seeing more and more sales coming in with conditions, including conditions for the Buyers to sell their home first! That actually gives me more comfort in how things are moving along. The market we saw in Feb, Mar and Apr was stressful and led to Buyers desperately grabbing for homes that were out of their reach and let to Sellers becoming greedy and demanding crazy prices. We are definitely back in a more realistic Real Estate Market trend and I hope it continues. [Read more…]

There continues to be a slowing in the market with more and more listings up for sale, but there are fewer and fewer bidding wars. We often use March Break as our ‘before & after’ of the Spring real estate season.
John and I tell people that if they want to sell, why wait until after March Break? Generally, after March Break is when everyone else decides it’s time to sell and that leads to higher inventory. That’s great for the BUYER, but not for the SELLER. If it’s the end of the year and you’re thinking about selling your home, we would encourage you to get it on the market in January or February because there is greater demand and potential to get a great price.
